01 — The firm

A builder with in-house engineering.

We don't outsource the technical call. Structural design, site management, and cost control all happen under our roof, handled by the same team that signs the drawings and hands over the keys.

Since 1998 we've delivered single-family homes, residential buildings, industrial facilities, and corporate work. Every project gets a superintendent assigned to it full time and a weekly progress report for the owner.

From the first site visit
to handover.

    Contact and site visit

    We walk the lot or the existing building, document constraints, and define scope. No charge.

  2. 02

    Schematic design and fixed bid

    Design proposal, schedule, and a price broken down by trade. What you sign is what you pay.

  3. 03

    Construction documents and permits

    Structure, MEP, and technical documentation. We file with the city and follow it through approval.

  4. 04

    Construction with weekly control

    Dedicated superintendent, photo progress report, and a standing weekly meeting with the owner.

  5. 05

    Handover and warranty

    Walkthrough with a punch list, maintenance manual, and written warranty on structure and waterproofing.

What does it cost per square foot?

It depends on finish level, structural complexity, and the site itself. After the walkthrough we give you a reference range within 48 hours and, once schematic design is approved, a fixed price broken down by trade.

How long does a project take?

A single-family home typically runs 8 to 12 months from groundbreaking; a mid-rise building, 16 to 24. The milestone schedule is signed together with the contract.

Will you build from my architect's plans?

Yes. We can execute someone else's design after reviewing the structure and MEP, or handle the design ourselves. Both are routine for us.

Do you handle permits?

Yes. We prepare and file the technical documentation with the city and any agency involved, and follow it through to approval.

What if I want to change something mid-build?

We issue a change order with its cost and its schedule impact. Nothing gets built without your signed approval, which is how the budget stays under control.

What warranty do you offer?

Five years on structure and waterproofing and one year on finishes and MEP, with punch-list service included through the first year.
